Stonegate Design Approval
Prior to making application with the Boone County Area Planning Department for a building permit in Stonegate, the Builder must first submit the following for review by the Stonegate Architectural Control Committee.
Builders shall submit four (4) complete sets of plans of the following:
A. Site Plan - Scale @ 1”= 20’-0 “ (min.)
Must be prepared by a licensed surveyor, engineer, or architect.
1. Location and size of all existing trees (to be removed and remaining).
2. Location of existing and proposed structures and improvements.
3. Proposed elevation of first floor.
4. Finish grade elevations at building corners.
5. Existing curb elevations at comer and midpoint of lot.
6. Proposed grading plan.
7. Storm water drainage route.
8. Design detail of proposed sump pump discharge provision.
9. Detailed temporary erosion control plan.
B. Landscape Plan
Must include four (4) copies plan.
1. Must include at a minimum the elements set forth in the Stonegate prototype
landscape plan prepared by Gary Weaver. Inc.
2. Proposed landscape layout with locations and types of materials.
3. Detailed landscape budget along with the names and address of the landscape
contractor.
C. Floor Plans - Scale @ 1/4” = 1’-0”
Four (4) copies of plan drafted to reflect exact detail.
1. Exterior dimensions with location of windows and doors.
2. Location of exterior building mounted lights.
(Catalog cut sheets required for exterior fight fixtures.)
D. Exterior Elevations Scale @ 1/4” =1’-0”
Four (4) copies of plan drafted to reflect exact detail.
1. Locations and types of exterior materials to be used. These include:
a. Roof type - color
b. Siding type - color
c. Brick locations ñ type, color, stone accents, etc.
d Misc. building trim, shutters, columns, cupolas, etc. - color
e. Other site improvements located on property.
2. Locations, types, colors and sizes of all doors, windows, louvers, etc.
3. All plans must reflect the exact house to be built on the lot. All of that detail shown on the plans submitted must be included in the construction.
E. Outline specification describing construction methods and materials.
I -The Stonegate Architectural Control Committee shall review all of the above specified package within two (2) weeks after receipt of the complete package of information. Once the committee has reviewed the proposed building improvement, the Builder may receive approval after meeting with a representative of the Stonegate Architectural Control Committee. This meeting will be held to explain and discuss the conditions of the approval.
2. Inspections will be made to assure compliance with approved plans at the following points:
a. Site walk for tree removal. verify installation of erosion control plan, and verify street tree protection program.
b. During forming for concrete prior to pouring of walls, verify grade elevation, and installation of temporary driveway.
c. During finishing of exterior.
d. During landscaping.
e. Verification of sump pump discharge
f. Final inspection.
F. Financial Commitment
Builder must provide a copy of the bank’s financing commitment or a bank letter verifying that the builder has sufficient funds on deposit to complete construction on the house for each home.
G. Plan Approval
At the time that plans are approved for a specific home, the builder must demonstrate that the proper erosion control measures have been installed, the tree protection program in place, and submit a cash deposit in the amount of $2500.00. This money will be refunded at the time of closing on the house so long as there is proof of expenditure to satisfy the minimum landscape budget, the builder does not have any unpaid invoices for site clean up or street tree damage and/or any other building requirement violation.
All non-charter builders must be approved on a case by case or lot by lot basis.
